Resident Manager (Live-In) - Windsor

Job Description: Resident Manager

Purpose

Responsible for the day to day maintenance of all building operating systems as well as maintaining the physical condition of the property to SKPM standards. Responsible for all facilities service and repairs. Operate within our standards of safety, high quality customer service and efficient operations.

Main Responsibilities and activities

Tenant Relationships:

  • Maintain strong relationships with tenants to reflect superior customer service.
  • Ensure prompt service to tenants and prospective tenants.
  • Reasonably enforce the landlord’s rules and regulations.

Information & Relationship Management:

  • Promote tenant retention by communicating effectively with existing residents and ensure, in close cooperation within the Property Management team, that resident issues are dealt with. 

Maintenance & Repairs:

  • Provide scheduled day to day service maintenance of electrical, mechanical, and life safety for the residential operating systems.
  • Provide emergency maintenance and repairs for electrical, mechanical and life safety for the residential operating systems.
  • Complete the preventative maintenance checklist on a monthly basis for all properties and complete all work that can be done. Submit a copy of the report to the site, review all work completed and confirm any additional work that is required for follow up.
  • Monitoring and operation of the Building Automation System (BAS).
  • Check garbage chutes and compactor for functionality and perform repairs as required.
  • Take initiative in providing relevant maintenance information to the maintenance staff and Property Managers at the residential sites. This includes training and periodic review of monthly testing on all fire prevention equipment.
  • Be familiar with all aspects of building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety, etc and ensure all equipment and systems are operated in a safe and efficient manner and are in compliance with all applicable government codes and regulations.
  • Perform and complete all assigned duties and responsibilities with minimum supervision as per agreed schedules.
  • Supervise trades and suppliers and coordinate all facilities service and repairs pertaining to building and related equipment.
  • Respond to all facility emergencies in a timely manner.
  • Investigate all requests for repairs in a timely manner after receiving a written request.
  • Supervise cleaning, snow removal and landscaping operations. Assist if needed.
  • Prioritize and conduct minor repairs (plumbing, lighting, etc.).
  • Other duties as required.

Cleaning (as assigned):

  • Thoroughly clean lobbies, laundry room and washroom, elevator cab, garbage chute and garbage rooms, including mopping and vacuuming of all floors, runners and furniture using designated chemicals, supplies, and equipment.
  • Cleaning, and wiping of all windows, doors, trims, baseboards, walls, floors in the common areas, including the tops of washers and dryers.
  • Dust all lobby area light shades, table tops, picture frames, and elevator fans.
  • Clean and polish all stainless steel.
  • Ensure that all suites are thoroughly cleaned when they are vacated. Keep vacated suites well-maintained on a weekly basis.  

Safety:

  • Attend periodically scheduled training sessions for personal development.
  • Ensure compliance with any and all applicable government regulations.
  • Comply with company policies and procedures at all times.
  • Ensure all health, safety, and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner in order to limit exposure to liability and loss.
  • Ensure that all life safety systems are inspected as scheduled and that they are in working order.
  • Inspect boiler and electrical rooms on a daily basis.
  • Inspect all sidewalks and driveways during winter season and correct any hazardous conditions.

Scope

  • Work in close cooperation with tenants, vendors, contractors and Manager, Capital Projects.
  • Provide day to day maintenance & building cleaning support to help cover vacations and other staffing shortages from time to time as directed by the Property Manager.

Qualifications

Education

  • Minimum High school degree (Grade 12/13).

Experience

  • Preference: 3 to 5 years of technical and practical experience.
  • Preference: Previous experience as Assistant Resident Manager, Resident Manager, Maintenance Manager or Superintendent.

Special Requirements:

Ability to stand and walk for extended periods. Ability to frequently stop, bend, and kneel. Ability to lift and move objects that weight up to 100lbs. Work is performed both indoors and outdoors in a variety of environmental conditions.
