Commercial Building Operator (Live-Out) - West GTA

Purpose:

The Building Operator will work in close cooperation with tenants, vendors and contractors, and is responsible for maintaining the physical condition of the property, and coordinating all services, repairs and capital projects. The Building Operator will operate within our standards of safety, and deliver a high quality of customer service and efficient operations.

Main Responsibilities:

Tenant Relationships

  • Maintain strong relationships with the tenants
  • Ensure prompt service to tenants and prospective tenants
  • Reasonably enforce the landlord’s rules and regulations

Maintenance & Repairs

  • Supervise trades and suppliers and coordinate all facility services and repairs pertaining to building and related equipment
  • Respond to all facility emergencies in a timely manner
  • Investigate all requests for repairs in a timely manner upon receiving a written request.
  • Ensure that the building and its environment is clean
  • Supervise cleaning, snow removal and landscaping operations and assist as needed
  • Conduct testing of fire alarms and extinguishers, emergency lighting, sprinklers and building security systems as scheduled
  • Prioritize and conduct minor repairs (plumbing, lighting, etc)
  • Implement all facility and general procurement of materials and parts, schedule installations and oversee that such repairs are accomplished in a safe and timely manner

Administration

  • Maintain accurate records with regards to annual inspection of equipment and general preventative maintenance
  • Maintain all tools/equipment and inventory levels
  • Ensure reliable customer service
  • Plan, organize and direct services such as signage, maintenance, parking, safety inspections, and waste management
  • Develop plans, specifications, and bid documents for the repair or modification of building and facilities in close cooperation with the Property Manager
  • Prepare purchase order numbers including estimates of costs

Safety

  • Ensure 100% compliance with legislation and regulations
  • Ensure that all life safety systems are inspected as scheduled and that they are in working order
  • Complete an annual safety report for the building and every suite
  • Complete a safety report for suite built outs
  • Inspect boiler and electrical rooms on a daily basis
  • Inspect all sidewalks and driveways during winter season and safely remove any hazardous conditions
  • Other duties as required

Qualifications:

Education

  • Minimum High school degree (Grade 12/13).
  • Diploma in Building Environmental Systems is considered an asset

Experience

  • Preference: 3 to 5 years of technical and practical experience.
  • Preference: Previous experience in building maintenance or construction. 

Skills and abilities

  • Basic computer skills including MS Word and Excel
  • Preference: ability to read and understand blueprints, electrical and mechanical schematics
  • Knowledge of building codes and regulations covering mechanical, electrical, plumbing, and related systems, regulations pertaining to the design and construction of public buildings, energy and water conservation, fire codes, safety, and providing access to persons with disabilities
  • Knowledge of Building Automation Systems
  • Service oriented and cooperative. 
  • Takes initiative.
  • Has a high stress tolerance.
  • Compliant to rules and regulations
  • Good judgment
  • Strong planning and organizational skills
  • Attention to detail

Position Requirements:

Ability walk and stand for extended periods. Ability to frequently stop, bend, and kneel. Ability to lift and move objects weighing up to 50lbs. Work is performed both indoors and outdoors in a variety of environmental conditions.
