Senior Residential Leasing Manager

Purpose:  The Senior Leasing Manager is responsible for driving the leasing performance across SKPM’s portfolio of residential properties. This role involves leading and optimizing the leasing strategy, ensuring high occupancy rates, and maintaining strong relationships with asset owners, residents, and relevant stakeholders. The Senior Leasing Manager will lead a team of leasing professionals, providing mentorship and support to achieve company objectives and ensure compliance with legal and operational standards.

Main Responsibilities:

Leasing Strategy and Management:

• Develop and execute comprehensive leasing strategies to achieve full occupancy across all residential properties within the portfolio, including new lease-ups.
• Collaborate with the Director of Leasing and Marketing, Director(s) of Operations and Regional Managers to align leasing activities with overall marketing strategies and business goals.
• Analyze weekly traffic reports and leasing data to identify opportunities and challenges, adjusting strategies as needed to optimize performance.
• Provide leadership and mentorship to a team of leasing specialists, offering ongoing coaching and development to ensure high performance and adherence to company standards.
• Monitor leasing team efforts to ensure targets and company objectives are met, providing support and guidance to address any deficiencies.
• Conduct regular market surveys to stay informed about competing properties and current market conditions, using this information to adjust leasing strategies.
• Work closely with Residential Property Administration to oversee the lease approval process, ensuring compliance with company policies and the Residential Tenancies Act.
• Provide recommendations on leasing rates, promotions, and incentives based on market analysis and occupancy goals.
• Collaborate with the marketing and operations teams to ensure timely and effective promotion of available units, new incentives, and leasing events.

Reporting and Analysis:

• Ensure the accuracy of leasing data, metrics, and reporting throughout the sales process, providing regular updates to asset owners on leasing performance, occupancy rates, and potential issues.
• Prepare and present leasing reports and market analysis to senior management and asset owners, offering insights and recommendations for improvement.
• Develop and implement tools and processes to measure the success of leasing activities and identify areas for improvement.

Client and Resident Relations:

• Serve as a primary point of contact for asset owners, providing insights and updates on leasing activities and addressing any concerns or issues that arise.
• Foster strong relationships with residents, ensuring a high level of customer satisfaction and retention through proactive communication and support.
• Organize and host open houses and leasing events to attract potential residents and showcase available units.

 

Regulatory Compliance:

• Maintain expertise in relevant regulatory issues related to leasing, ensuring that all processes, training, and documentation comply with legal requirements, including the Residential Tenancies Act.

Collaboration and Coordination:

• Work closely with the operations team to create a seamless link between leasing and property management activities, ensuring that resident needs are met throughout the leasing process.

Management and Training:

• Interview and hire new leasing team members, providing thorough orientation and training to ensure they are well-prepared for their roles.
• Foster an environment that encourages continuous team member development and a strong customer service attitude.
• Establish and monitor work schedules for team members to ensure adequate coverage during high turnover periods.
• Manage team performance, conducting annual reviews and addressing any conflicts or disciplinary issues as needed.

 

Qualifications:

Education

• Bachelor's degree in Business, Marketing, Real Estate, or a related field.

Experience

• 5-7 years of direct residential leasing experience, with a focus on third-party property management.
• At least 2 years of management experience, including experience in mentoring and developing high-performing leasing teams.
• Proven experience in managing and optimizing leasing operations within a residential property management setting.

• Demonstrated selling and negotiation skills to secure profitable lease agreements.
