Financial Services Using Yardi Voyageur

  • Prepare Annual Budgets and present to the Board no less than 60 days prior to the fiscal year end
  • Manage collection of all accounts that are in arrears
  • Assist the Condominium Auditor in the preparation of the Annual Condominium Audit
  • Submit monthly financial statements to the Board of Directors as required
  • Make recommendations for Reserve Fund Investments in-conjunction with a professional investment counselor
  • Process all supplier invoices for payment, issues cheques and obtains required signatures

Operations

  • Perform a monthly written property inspection
  • Prepare and supply an Annual Planning Guide
  • Review and approve work done by contractors
  • Prepare SKPM standard contracts and specifications for the tender process
  • Maintain an updated vendors list
  • Achieve cost savings that will provide maximum value for service

Administration

  • Provide comprehensive, monthly management reports for Board of Directors meetings
  • Prepare status certificates and ensure all documents are current
  • Ensure rules and by-law enforcement as per the Board of Directors' instructions
  • Provide each Board member with a Comprehensive Binder to assist in carrying out the duties of a Director.
  • Provide representation at monthly Board meetings
  • Prepare and participate in the Condominiums' Annual General and Special Owners Meeting
  • Communicate on a professional and timely basis with all owners; reviews and follow up on owner's requests
  • Develop and maintain a Home Owners' Manual for each new and current resident
  • Provide complete payroll service, including direct deposit
  • Prepare annual employee review; with input from the Board of Directors
  • Provide adminstrative services for employee benefit plans
